A plan built around your goals

Whether you are ready to list or just exploring, the best first step is to understand your property, local competition, estimated proceeds and preferred timing. This guide walks through the questions I discuss with Port St. Lucie homeowners.

How much is my Port St. Lucie home worth?

We look at recent comparable sales, current active competition, pending sales when available, condition, layout, lot, roof and system ages, upgrades and neighborhood factors. Automated estimates do not always reflect the details of your home. Request a free personalized home valuation →

What should I fix before listing?

Start with active leaks, moisture, safety issues, broken systems and other concerns that may affect inspections or financing. Cleaning, decluttering, landscaping and good lighting often help presentation. Not every home needs a remodel. We can weigh repair costs against likely market benefits. Keep records of permits, improvements and warranties. Known material defects may require disclosure under Florida law; ask a qualified attorney about specific legal questions.

How should we set the asking price?

We will compare your home with what buyers can purchase today, not just past sales. Pricing too high can reduce early showings, while a well-supported asking price can improve buyer interest. We will also establish a plan for reviewing showings, feedback and changes in competing inventory.

How will my home be marketed?

A property-specific plan may include professional photos, accurate descriptions, MLS exposure, listing syndication, social content, agent outreach and organized showings. The right approach depends on your home and the buyers most likely to appreciate it. Marketing supports a pricing strategy; it does not replace one.

What does it cost to sell in Florida?

Your estimated proceeds depend on the sale price, mortgage payoff, negotiated real estate compensation, title and settlement fees, applicable documentary stamp taxes, prorated property taxes, HOA or condominium charges, concessions, repairs and other contract-specific costs. Real estate compensation is negotiable and not set by law. We can prepare an estimated net sheet before you decide; your closing professional supplies final numbers.

Is the highest offer always the best?

Not necessarily. We compare price alongside financing or proof of funds, earnest money, inspection and financing contingencies, appraisal risk, seller concessions and closing timeline. A slightly lower offer with fewer uncertainties may fit your goals better.

What happens between contract and closing?

Depending on the contract, the buyer may complete inspections, financing and an appraisal while title and closing work proceeds. We track deadlines, coordinate access, respond to issues and prepare for final signing and possession. Timelines vary by transaction.

Common seller questions

How long does it take to sell? It depends on pricing, location, condition, inventory and buyer demand. I can review recent local activity with you.

Should I sell before buying? That depends on financing, available cash and the cost of overlapping homes. We can discuss possible closing and possession arrangements.

Can I sell as-is? Often, yes, subject to accurate disclosures, contract terms and buyer financing. Pricing should reflect condition.

Do I need staging? Not always. Decluttering, furniture placement and professional photography may be enough.

Can I sell my Port St. Lucie house as-is?

Yes. Florida sellers can offer a home in its present condition, but “as-is” does not automatically eliminate disclosure responsibilities or prevent a buyer from requesting inspections or negotiating during the contract period. The specific contract and deadlines matter.

Before listing, we can compare recent sales of homes in similar condition, review which repairs might affect buyer financing or insurance, and estimate your likely net proceeds after selling costs. You do not necessarily need to renovate before selling.
